The urban design refers to the scale and building structure of the district. The two city blocks are oriented towards the existing and familiar scale of the neighbouring residential development (block edge) and the Pelikan factory. The block of the realisation part is closed on four sides and includes a private inner courtyard. The second block opens up to the green corridor to the east.
In terms of urban development, a high-rise residential building closes off the closed block to the north and marks a point of orientation and identification for the new quarter. The street spaces are clearly defined by a plinth area with shops, offices and medical practices. Four different residential typologies are built on top of this plinth: The City Block, the Penthouses, the Townhouses and the Tower.
These different structures are given a coherent form by a strongly relieved, sculptural façade. Towards the street, this relief is created by folded exterior walls and loggias; towards the inner courtyard and the green spaces, the buildings are structured by balconies that vary in depth.
The buildings are set off from each other and thus form comprehensible units and allow views through. The tower is designed as a permeable structure; the spaces in between with the offset storeys (terraces, access) allow views and light to pass through, creating a spatially appealing and generous situation.
